It’s a completely detached 1/1 guest house, about 800 sqft craftsman-style guest house with a newly resurfaced kitchen and newer appliances (including dishwasher). It’s about 100 years old, has original woodwork and hardwood floors, and original clawfoot tub in the large all-tile bathroom. Comes with basic window coverings. No central heat or air. I have a window unit that the previous tenant was using in the summer, and there is an electric wall heater. It doesn’t get really hot here in the summer, but the winters can be quite cold. The unit is on one partially-landscaped acre that it shares with the main house. It has a separate driveway and a garage shed with a pretty old (but working) washer and dryer. There’s also a large brick patio out back. The rental is in a nice older neighborhood, about 15 minutes from the center of a medium-size city. No utilities included.

I have not been able to find any comps in this area. The previous tenant was paying 0, but he had been paying the same rent for 22 years and we made a lot of improvements after he moved out. We painted everything, put in a dishwasher, tore up the carpet and refinished the floors. We also put in tile counter tops and refaced the cabinets in the kitchen (all together about a ,000 update). Brand new 1/1 apartments about the same distance from town are going for about 0, but I don’t know if my unit should be more, less or the same price. It’s completely detached with its own outdoor area, virtually no noise from neighbors or the street, it has a lot of character, and it’s in a much more desirable neighborhood than most apartment complexes. It’s also a lot bigger than the average 1/1 But the unit is very old, with detached parking and no central heat and air, and no other amenities like a pool, clubhouse, or fitness center. I’m thinking 00 but my husband says that’s way too much. What do you think? We need to list it on Monday.

Question by simple: How much does the landlord have to be responsible for this?
I have a tennant who keeps breaking things. A few months ago I had to repair the dishwasher twice, then the third time I replaced it (It wa brand new when they moved in 1 1/2 years ago, commercial quality/size but I had to replace with cheaper model). I replaced it plus needed an electrician, cost me 0. This was last month. Today they emailed that it is not working again. I am so angry. I should’ve just removed it or I don’t know what my rights are. The dishwasher is listed in the lease and they emailed if I don’t fix the garbage disposal they can’t use the dishwasher. IF I remove the disposal will the dishwasher still work? I am so fed up. They also listed a dozen other things they broke for me to fix, the brand new cabinets in the kitchen are so scruffed up you can’t tell anymore they were ,000 new ones 1 1/2 years ago, and they broke them 3 times, now a 4th cabinet is broken off the rollers. I am crying with anger, I can’t handle these people breaking up my house and I can’t evict them unless they don’t pay rent so they are costing me a fortune in repairs every month plus wearing down the house. This is in Los Angeles. Do I have to repair the disposal again or aren’t they resonsible? My appliance insurance isn’t even covering it anymore (including all the other new appliances they keep breaking because they claim it’s not due to normal wear/tear)/ What can I do? Please help me, I am going into the weekend depressed and stressed out.

Laws vary from state to state, so you REALLY need to contact an attorney in your area. They should be able to guide you in the right direction.

A 0 million [cash-for-clunkers-type federal program] to boost sales of energy-efficient home appliances provides a glimmer of hope for beleaguered makers of washing machines and dishwashers, but it’s probably not enough to lift companies such as Whirlpool (WHR) and Electrolux out of the worst down cycle in the sector’s history.

[Beginning late this fall], the program authorizes rebates of to 0 for purchases of high-efficiency household appliances. The [money is part of the broader economic stimulus bill] passed earlier this year. Program details will vary by state, and the Energy Dept. has set a deadline of Oct. 15 for states to file formal applications. The Energy Dept. expects the bulk of the 0 million to be awarded by the end of November. (Unlike the clunkers auto program, consumers won’t have to trade in their old appliances.)

…[Not surprisingly, appliance makers cheered the news.] Electrolux spokesman Tony Evans calls the federal program a “great opportunity to encourage consumers to replace their old appliances.” Lately, cash-strapped consumers have chosen to repair, rather than replace, hobbled dishwashers and other water-intensive appliances, according to industry analysts. Ok so I saw only parts of it and it was weird. So theres a hacker who Hacks in to everything such as appliances like a dishwasher. The babysitter was in the kitchen listing to music on tv and reading a mag and the dishwasher starts to leak and on the screen is agitating, blowup, amd die. when it blows up she jumps on to the floor in the water and gets electrocuted. than at the end the hacker comes out of the computer and is these weird balls. and is trying to kill the a guy lady and son. please help. i think its an older movie like late 80′s to mid 90′s.

This is a college application essay that is about how you developed a certain personality trait. My teacher told me to take risks, so I wrote about my obsession with cereal. Please just tear this up!!! I really want it to be the best it can!

My family loves breakfast. From the time that I was two until about second grade, one could follow the fragrance of bacon and the loud clanging of pots into the kitchen, where my father created feasts with a little help from Aunt Jemima. Buffets of sausage and eggs were displayed on the kitchen table, and the Mount Everest of all pancake stacks could be found on the counter. But the one breakfast food that was not reserved for weekends was cereal. It was the one item that made its way into our daily schedules, and today the top shelf of our pantry still serves as a home for nearly ten boxes of assorted cereals. Wake up, have a bowl; get home in the afternoon, have another. Hungry after dinner? A box of Special K Red Berries is calling your name. Every member has developed a favorite cereal that we can’t go a week without, and I became part of that addiction at a very young age.
Before the remodeling of our too small, eight room cottage during the spring semester of my sixth grade year, our kitchen lacked a pantry. Instead, we decided to store our Tom Thumb purchases on various appliances. Cans of soup resided on the washing machine, while the apples and oranges sat piled in a bowl on top of the microwave, and the cereal aisle we took home with us every week found its place on top of our white Maytag Refrigerator. In preschool, I regularly watched my assorted family members seize a piece of the cardboard rainbow created by the array of cereal, snatching the box of their choosing with ease. But when I attempted to get a hold of my own beloved Honey Nut Cheerios, I only grabbed air. As a four year old, I didn’t have the arm length of my sisters, both standing over six feet tall, and even standing on my wooden blocks didn’t elevate me to where I could reach the orange and white container. After every attempt, I climbed down from my makeshift staircase, frustrated by my inability to do something that was so effortless for everyone else. I would grudgingly ask the nearest family member for assistance getting the box, and yet another request had to be made for milk. I loathed being so reliant on other people, and when my fifth birthday rolled around, I decided that I was too old to not be in control of getting my own cereal. So, with the help of only a broomstick, I managed to knock a box down from the top of the refrigerator. And despite being told that I was too small to use the gallon carton of milk, I managed to get just enough milk into my bowl, cleaning up the spills instead of crying over them. And as insignificant as a bowl of self-poured cereal is, it marked the day I decided to do things for myself. My shoes had to be tied by me, and a week was spent in my kindergarten class learning how to create the perfect pair of bunny ears. I chose my outfits, often walking out the door in mismatched combinations and messy ponytails. As the years progressed, I decided to take on more challenges by myself. However, I often refused to ask for help in favor of figuring out things for myself. This created many challenges, and although it allowed me to discover vast amounts of information about life as well as myself, it often hindered me.
In high school, I became extremely focused on gaining success based on what I could do on my own. I placed immense pressure on myself to reach the level of my classmates academically, but I never found myself asking others for help, let alone the teacher. Instead, I relied on using Google to learn things I didn’t understand, teaching myself with the notes and study guides the internet provided. This whole method of learning didn’t exactly work out to my benefit, and I was forced to reevaluate my independence. Although my self reliance helped me in many situations, I discovered times when I needed to reach out for help. And while I still love to get my own box of Cheerios, sometimes I have to let someone else pour the milk.

i want to buy this old westinghouse fridge for my first house but in color white from this guy nearby me. anyways i seen online many of the people who have this 50s model are keeping it in their garage not in their kitchen — is there a reason why? what in world is a kegerators? maybe its meant for the garage or something i don’t know! i want to use it as the main kitchen fridge. sigh. would u buy it. its just like the 1st one pictured on the site. ty

A kegerator is a refridgerator used to keep beer kegs cold. Usually these are old fridges that are being replaced with new ones. A beer taper is installed on the outside of the fridge to dispense the beer without opening the door. I have one in my home bar. This does not mean you can not use it as a regular fridge, as long as there isn’t a hole cut in it for the beer taper.

Question by Ava Elizabeth was born 3-26-2010: This is my issue with my apt. complex-please read-what do I do now? Can I get my deposit back?
We moved into Columbus Village on 6/1/09. 2 weeks prior 5/21/09 we handed in an application to Gabi and were told it would take 2 days to be notified if we were approved. The next week on 5-27-09 we contacted Christina. She explained everything was approved and our apartment was ready for move in. When we arrived at our apartment on 6/1/09 I was appalled. The linoleum was torn up, the apartment was filthy. The carpet was stiff as if it had been soaked and left to dry. The bathrooms had urine and feces marks on the toilets and the bathtub and shower had black marks in them. The carpets were infested with fleas and were so bad that my husband had to get treated with Prednisone to help bring down the swelling and inflammation. Pest control was brought in 5 days later of putting in a request with Christina.
Upon move in I started crying and told Christina that I refused to move into an apartment in this state and requested our deposit and rent back as we had not moved anything in yet. She refused but promised that immediately within a week the linoleum would be torn up and replaced with tile, that the cleaning crew would be coming in to clean the apartment, the carpets would be cleaned, the bathtub and shower refinished and she would make sure that I was happy living here. On 7/1/09 I paid our first months rent, I explained to Christina that nothing had been done and I was fed up with requesting it to be done and nothing happening. At this point not only were the above items still not fixed but our air conditioner was now not cooling our apartment below 80 degrees, the refrigerator was freezing all of our food and the dishwasher was flooding our kitchen. I was informed that Christina was no longer in charge of the maintenance and it was out of her hands and was referred to Tarina. On 7/7/09 the bathtubs were sprayed and we had to be out of our apartment for the entire day. On 7/11/09 the tile work began. We had to be gone all day the 11th, 12th and 13th and were asked by Tarina if we could stay somewhere else. We informed her we didn’t have the extra money for a hotel with our 3 kids and we could if they supplied us with somewhere to stay. She checked with Noria and that request was denied. Instead we were forced out of our apartment while maintenance did the tile for 8 hours a day for 3 days. The tile was finally done but overlaying the linoleum that had obvious water damage. The maintenance worker made the comment that it had severe water damage at one time but he was told to fix it this way. When he pulled up the toilet to replace the tile, the floor fell part way in. Tile was layed over that also. We voiced our concerns to Tarina and were told by Robert that the way it was fixed was appropriate.
I complained again on 7/13/09 to Robert that we still had the refrigerator that didn’t work properly and a dishwasher that was causing water damage. He at first was very rude saying there are 220 units and it will be fixed when it’s our turn but after being made aware of how long we had waited he made a personal phone call to my husband to apologize. He explained that he was rude and it was unnecessary and had he had to live in these conditions for this long he would be upset also. He promised to have a new refrigerator and dishwasher installed no later than 10am on 7/14/09. At 4:30pm 7/14/09 there was not a new refrigerator or dishwasher and upon calling Tarina she knew nothing of it. She asked Robert and in her words was “blown off.” My husband called and said if we didn’t hear something we would be taking them to court. Immediately after we got a phone call from my step son who was at home with the younger kids. He called us telling us Noria requested to speak to us. She immediately was very defensive and was yelling so loud that I could hear her through the phone. She asked to be explained the situation. My husband explained how our appliances didn’t work and she informed him that she didn’t see a problem with them and she was not going to replace them. He explained that we cannot even use the refrigerator due to the freezing of everything in it and the fact of the water hazard from the dishwasher and she didn’t care. She said if we didn’t like her answer she would gladly let us out of our lease. Upon leaving she yelled to my kids who are 15, 11, 8 and 4 that “she would be glad to let us out of our fn lease and get us out of here.” My step son called me to inform me of this. I was very upset that she would speak to my children this way so I called Gabi in the office to explain that we would move out on 8/1/09, that we want it in writing that we are being let out of our lease and that we want our deposit back. Noria called me back explaining that she no longer needed to deal with me and that she was letting us out of our lease. I asked to have the owner call me back. She informed me she wasn’t the owner but then called back saying she was and she could help me. I told her my communication with her was over a
and I wished to only speak to the owner and that I would see her in court. I drove home from work to find 2 maintenance men, Tarina and Robert in my apartment. I explained that I wanted them to leave. They said they were replacing the refrigerator. I explained that it was too late, that they entered my apartment without my permission and that I intended taking them to court. They then left.
I am requesting my first month of rent in the amount of 4, my deposit in the amount of 0, and to get in writing that Noria agreed to allow me out of this lease. I have lived in pure filth and unsafe living conditions for over a month and a half and have to move again in order to have a habitable living atmosphere.
*** they weren’t allowed to just enter after telling me they werent going to fix anything and left telling me I was going to be let out of my lease. After being threatened to be sued they entered my apartment without permission telling my kids to get out of their way.

You move ASAP, and then you sue them in small claims court for the rent you want, and the deposit (it should cost less than 0 to file, and if you win the case you get the money you paid to file).
They do not need to notify you when they are repairing something that you asked them to repair. When you inform them that something needs to be repaired, that is your invitation for them to come into your unit.
The most important thing for you to do BEFORE you move is to look at the new place (not one with the same layout), the unit you will live in, BEFORE you sign the lease
